The buying and selling of property can involve complex legal issues. These can include planning conditions; consent under Covenants; rights of access; sharing with neighbours; obligations to repair; and many other difficulties that can arise even in the simplest case.

 

We aim to explain to you the steps that will be involved in buying and selling your house. In the case of selling a house, we prepare the documentation to lead through to an exchange of contracts and completion, and repaying any mortgage that there may be on the house. In the case of your purchase we wish to be certain that you are sure of the obligations that you are taking on, including the financial obligations of a mortgage. Very often your sale and purchase will be transacted together. At completion of a purchase we will deal with the legal formalities of the stamping of documents and registration of title.

 

Throughout the transaction, we will use our knowledge and experience to identify for you potential areas of difficulty and anticipate the best way to avoid them. Commercial Conveyancing

We offer a wide range of services, including the sale and purchase of business premises, including offices, shops, factories, warehouses, hotels and guest houses. The properties with which we deal may be freehold or leasehold. Leases of commercial premises are often complex, with potentially onerous obligations being taken on by the tenant.

Leases and Tenancy Agreements

These relate to a widely varying range of properties: department stores, office blocks, factory premises, shops, offices, houses and flats. There may be long leases granted at nominal rents, or short leases at full market rents. There may be short-term tenancy agreements, agricultural tenancies, tenancies of domestic garages or of allotment gardens and even licences to occupy.

 

The law relating to business, domestic and agricultural tenancy arrangements is technical and with serious consequences for those who act in ignorance of the rules that apply. Failure to observe the regulations can have dire consequences.

 

We are able to advise on and prepare leases and tenancy agreements whether you are landlord or tenant; to deal with rent reviews and renewals and claims for dilapidations; proceedings for possession; arrears of rent and breaches of covenant.
